When the Old Insulation Has to Go

Old insulation removal is the right first step when what is in the attic or walls is wet, moldy, soiled by mice or raccoons, smoke-damaged, or so packed down and disturbed that it does little. Putting new insulation on top of that traps the smell and the problem. In older Flint houses we also see attics that were insulated two or three times over the decades, with layers of different materials and very little air sealing underneath.

How removal works

We set up a high-powered vacuum outside, run hose into the attic, and pull the loose fill into bags or a container, protecting the house along the way. Batts are bagged by hand. Once the attic floor is clear we can see and seal every top plate, wire hole and chase, which is much harder to do through a foot of old insulation.

What we do not remove

Vermiculite, a pebbly gray-brown loose fill, may contain asbestos and should be tested before anyone disturbs it. If it tests positive, removal is a job for a licensed abatement contractor. We point it out when we see it and wait for test results.

Removing failed spray foam

Foam that was sprayed too thick, mixed wrong, or put over a leak sometimes has to come out. It is slow work done by cutting and scraping. HomeGuide puts foam removal at $1.00 to $2.50 per square foot and Fixr cites up to about $5 when it has to be hand-chipped.

Old Insulation Removal Questions

How do I know if my insulation needs to be removed?

If it is wet, moldy, smells, shows droppings, or has been smoke-damaged, it should come out. Thin but clean insulation can usually stay and be topped up.

Can you remove vermiculite?

Not until it is tested. If it contains asbestos, it needs a licensed abatement contractor; we can handle the reinsulating afterward.

How long does removal take?

Most attics take a day. Larger attics or foam removal take longer.

Is it worth removing old insulation just to seal the attic?

Sometimes. If air leaks are bad and the old material is in the way, clearing it makes thorough sealing possible.
